澳洲是唯一一個(gè)施行Negative gearing tax return的國家。為了鼓勵房產(chǎn)投資，ATO 稅務(wù)局把個(gè)人房屋出租當成了一種會(huì )產(chǎn)生 assessable income 的小生意（投資），而這種小生意通常都是“虧”的。

之所以在虧字上打上引號，是因為會(huì )計有一個(gè)原則叫 accrual accounting，是指以實(shí)質(zhì)取得收到現金的權利或支付現金的責任權責的發(fā)生為標志來(lái)確認本期收入和費用及債權和債務(wù)。即收入按現金收入及未來(lái)現金收入――債權的發(fā)生來(lái)確認；費用按現金支出及未來(lái)現金支出――債務(wù)的發(fā)生進(jìn)行確認。而不是以現金的收入與支付來(lái)確認收入費用。大概的意思就是賬面上把折舊算進(jìn)去，你似乎虧了，但是實(shí)際上你又沒(méi)虧，因為賣(mài)房子的時(shí)候購買(mǎi)者并不會(huì )考慮到這些賬面上的折舊。

由于收入越高者稅率越高，從上述算法可以看出，同樣一處房產(chǎn)投資對于高收入人群有更好的避稅效果。比如如果年薪達到 $200,000 在本套房產(chǎn)上的年退稅額將是 $8,100。也因此醫生、律師、IT 等高收入者，帳下都會(huì )有數套不動(dòng)產(chǎn)用來(lái)抵稅。
